Every Dubai broker has three ways to put a project in front of buyers: list it on a portal, promote it on social media, or show up when someone searches for it on Google. All three can produce leads. They don't produce the same kind of lead. The difference comes down to one thing: what the buyer was doing a second before they saw you. This article explains why that matters, why search usually wins on lead quality for off-plan, and when portals and social still have a role.
1The Market Context: More Brokers, Same Buyers
Off-plan is now most of the Dubai market. DLD-based analyses put it at roughly 67–73% of registered sales in 2026, depending on period and definition (projectory.ae, Off Plan Insider, prop971.com). And competition among agents keeps growing: DLD reported 32,294 registered brokers at the end of 2025 (DLD news).
More brokers chasing the same launches means the lead source matters more than it used to. A lead that ten other agents also received is worth less than a lead who came to you directly. That is the lens for the rest of this article.
2Three Channels, Three Buyer Mindsets
Search: the buyer is asking
Someone who types a project name, a developer name or "off-plan apartments in Dubai Creek Harbour" into Google has already decided what they want to know about. They are researching. Your ad is an answer to a question they just asked.
Portals: the buyer is browsing a shelf
Property Finder, Bayut and dubizzle are where buyers compare listings side by side. Intent is real, but the buyer is shopping across many agents at once, often for the same project. Portals are built for listings and resale stock. Off-plan launches fit them less naturally, as we covered in Property Finder and Bayut vs landing pages for off-plan.
Social: the buyer is scrolling
On Instagram or Facebook, the buyer was watching something else. Your ad interrupts them. That is excellent for awareness and launch buzz, and it can be cheap per lead, but many of those leads are curious rather than ready. Our Google Ads vs Meta Ads comparison covers that trade-off in detail.
Search captures demand that already exists. Social creates demand. Portals help buyers compare. For a broker whose job is to close the buyers who are ready now, captured demand is usually the most valuable.
3Why Intent Translates Into Better Conversations
The buyer has already narrowed the choice
A search for a specific project means the buyer has picked a developer, an area or a product type. Your first call can start at "which unit and payment plan suits you?" instead of "are you interested in Dubai property?". Fewer steps between first contact and a booking means fewer chances to lose the buyer.
The lead is yours, not shared
When a buyer clicks your ad and submits your form or opens your WhatsApp, the enquiry comes to you alone. On a portal, the same buyer may enquire with several agents for the same project within minutes. Exclusivity doesn't guarantee a sale, but it removes the race against other brokers on the first call.
The message matches the question
With search, you control the whole path: keyword, ad and landing page all say the same thing. A buyer who searched for a project lands on a page about that project, in their language, with a WhatsApp button. Google's own Ad Rank rewards that relevance, which can lower what you pay per click.
Timing works in your favour
Search demand peaks around launches, price announcements and payment-plan news, exactly when buyers are most ready to act. A broker who is visible at that moment catches buyers at their most motivated.
4What "Converts Better" Should Mean for You
Be careful with the word "conversion". A channel with a low cost per lead can still be the most expensive per closed deal if its leads rarely qualify. The fair way to compare channels is cost per qualified lead and cost per closed deal, not cost per form fill. Our profitability guide walks through that calculation step by step.
When brokers say search "converts better", what they usually mean is:
- a larger share of leads pick up the phone or reply on WhatsApp
- a larger share have a realistic budget and timeline
- first conversations move to unit selection faster
Measure those three things for each channel you run, in your own CRM, and you'll have a better answer than any industry average can give you.
5When Portals and Social Still Earn Their Place
Search is not the answer to everything. Keep the other channels where they're strong:
- Portals for ready and resale stock, and for buyers who start by comparing listings. Many buyers expect to find you there, so leaving them entirely can cost you visibility.
- Social for new launches nobody is searching for yet, for retargeting people who visited your landing page, and for building a recognisable personal brand.
- Search for projects people already know by name, and for the moments when demand spikes.
The best setups use social to create interest and search to catch it when it turns into a query. Neither replaces a fast, well-organised follow-up process.
6How to Make Sure Search Intent Isn't Wasted
High-intent clicks only turn into deals if the rest of the system holds up. Four essentials:
- A dedicated page per project. Sending a project search to your homepage throws away the intent. See the anatomy of an off-plan landing page.
- WhatsApp as the main action. UAE buyers often prefer WhatsApp to forms. Make it one tap on mobile.
- Fast replies. Interest fades quickly after a search. Our article on the off-plan lead response window explains why speed matters so much.
- Tracking that reaches the deal. Record which campaign and keyword each lead came from so you can see which searches actually produce buyers.
And keep it compliant: Dubai property ads need a DLD Trakheesi permit, with the permit number and Madmoun QR code shown on the ad and landing page. See our Trakheesi checklist for Google and Meta ads.
7A Simple Test You Can Run
If you're not sure search will work for you, don't take anyone's word for it, including ours. Pick one project buyers already search for by name. Run a focused search campaign to a dedicated page for a fixed period, alongside your usual portal and social activity. Tag every lead by source. At the end, compare the three channels on qualified leads and meetings booked, not on cost per lead. Our guide on how much to spend on Google Ads helps you size the test.
8Turning Search Leads Into Meetings
Intent gets the buyer to you. What you do in the first conversation decides whether that intent becomes a meeting. Search leads respond best to a reply that continues the question they asked, not a generic sales script.
- Start with their search. If the lead came from a payment-plan search, open with the payment plan. Your CRM or the pre-filled WhatsApp message should tell you which project and question they came from.
- Send something useful straight away. The brochure, the floor plans or a short voice note explaining the plan. Give before you ask.
- Qualify gently. Budget, timeline, whether they're buying to live or invest, and whether they're in the UAE. Three or four questions, spread across the conversation.
- Offer a clear next step. A call, a video walkthrough or a sales-centre visit, with two specific time options.
- Follow up on a schedule. Many buyers don't reply to the first message. A polite second and third touch over the next few days is normal.
Write down how each lead ends: no reply, not qualified, qualified, meeting, booking. After a month you'll have your own answer to whether search leads convert better for you, based on your projects and your follow-up, which is worth more than any general claim.
Frequently Asked Questions
Is Google Ads better than Property Finder or Bayut for brokers?
They do different jobs. Portals are strong for listings and buyers comparing many options. Google search catches buyers looking for a specific project and sends them to you alone. Many brokers use both, with search for off-plan project demand.
Why are search leads usually more qualified than social leads?
Because the buyer started the search themselves. On social, your ad interrupts someone doing something else, so more leads are casually curious. That doesn't make social useless; it makes it better suited to awareness and retargeting.
Does Google Ads work for brand-new launches nobody has heard of?
Less well at first, because there is little search volume. Social and developer launch marketing build awareness; search becomes more useful once buyers start searching for the project by name.
How should I compare channels fairly?
Use cost per qualified lead and cost per closed deal, tracked in your own CRM by source. Cost per lead alone hides the difference in lead quality.
Do I need a Trakheesi permit for Google Ads?
Dubai property advertising, including electronic ads and campaigns, requires a DLD advertising permit. Show the permit number and Madmoun QR code on your landing page and creatives.
Put Search Intent to Work on Your Next Project
Start with a dedicated project landing page for AED 249 in English and Arabic with WhatsApp lead capture, then see how our managed Google Ads target buyers already searching for that project. Or message us on WhatsApp at +971 50 707 1591 with the project name.
The Short Version
Search, portals and social reach buyers in different mindsets. Search reaches them while they are actively asking about a project, sends the lead to you alone, and lets you match the ad and page to the question. That is why it usually produces more sales-ready off-plan leads. Keep portals for listings and social for awareness. Send every project search to a dedicated page. Reply fast. Judge each channel by cost per qualified lead and per deal, not cost per lead.
